Working the field

Property data, new-homeowner leads and insight cards

What LeadScout looks up for each pin, how property data pulls are counted, how new-homeowner leads work, and the Roof Squares and Solar Coverage cards.

Property data on every pin

When you drop a pin, LeadScout looks up the home in the background and attaches what it finds to the prospect: the owner's name, whether the home is owner-occupied, the owner's mailing address, property type, beds and baths, square footage, lot size, year built, last sale date and price, HOA fee, county and subdivision. Only fields that exist for that home are shown. If the prospect has no name yet, the owner's name fills it in.

Property data is sourced from third parties and is subject to inaccuracies.

Property data pulls

A pull is one property lookup for a pin. Records are cached, so pins in an area that was looked up recently reuse the data, and a pin in a known area with no record nearby costs nothing.

  • Free: 10 pulls in total; they never reset.
  • Scout Buddy: 150 pulls per user each month.
  • Pro: 1,500 pulls per user each month.
  • Enterprise: 3,000 pulls per user each month.

On paid plans the allowance is pooled across your seats and resets each month on your billing day. The owner can see usage and the reset date under Settings, then Billing. On your phone, check Profile, then Plan & Usage.

When the allowance runs out, LeadScout shows a banner. New pins still work; they just don't include property data until the allowance resets, or until you upgrade on Free.

New-homeowner leads

Green dots on the map mark new homeowners: homes near your pins that sold within the last year, found in the property records LeadScout has already pulled. Click a dot to see the address, owner name, sale date and price, and add it as a prospect. Leads appear within about 25 miles of your existing pins, so the more you canvass, the more you see.

Once your property data pulls are used up, new pins stop revealing new leads until the allowance returns.

Roof Squares and Solar Coverage cards

Two optional insight cards use aerial imagery of the building:

  • Roof Squares: rough roof measurements sized for roofing quotes, including area in squares, the main pitch and direction, and the imagery date.
  • Solar Coverage: sunlight hours, panel capacity and production estimates, and whether panels are already on the roof.

Every plan can turn the cards on. Below Pro, your organization gets one free retrieve to try them; after that the cards show a Pro upgrade prompt. On Pro and higher, retrieval is unlimited. Insight cards do not count against your property data pulls.

If you picked Roofing or Solar during sign-up, the matching card is already on.

Turn data sources on or off

Open Settings, then Company. The switches there control the whole organization, and only the owner can change them:

  • Roof Squares and Solar Coverage under the insight cards section.
  • New Homeowner Leads hides the green dots and the Leads list.
  • Property Data stops lookups entirely. Existing data stays on prospects.

On your phone, the insight card switches are under Profile, then Company.

Questions

Why does a pin say no property data was found?

Either there is no record for that parcel in the property database, or your organization has used its property data pulls for the period. Pins still work either way. Check the Usage card under Settings, then Billing.

Is the property data always accurate?

Property data comes from third-party public records and can be out of date or wrong, so treat owner names and sale dates as a starting point for the conversation.

Do the Roof Squares and Solar Coverage cards use my property data pulls?

No. Insight cards are separate. Below Pro, your organization gets one free retrieve; after that the cards need Pro.
